This is one of the finest Cabins in the Heber Canyon area. It is located just under 30 miles from the Sundance and Canyons ski lifts, making it very accessible to the activities of the resorts, yet far enough away to give you the privacy and solitude one would expect in the beautiful Rocky Mountains. We are just 10 miles away from the Provo river, known for its great Brown trout fishing. Park City is a located about 30 miles away for more skiing and several summer activities as well.

Nestled in the canyon and surrounded by beautiful trees and the sounds of birds chirping, we have a charming and comfy cabin. We are located behind Hobble Creek Golf Course (our property faces hole 14) and we are approximately 3.5 miles (a short 8 minute drive) from the mouth of the canyon. This home has all the basic's in the kitchen, beautiful views, and most importantly it is a place you can call "home" during your stay. The front room has a TV AND some family friendly dvds and enjoy a movie. Seating and even the couch converts to a bed. The ottoman also converts to a memory foam bed for a guest. The kitchen is equipped with pots, pans, bowls, plates, cooking utensils, a coffee maker (see photos) as well as an island for extra seating. The bedrooms are comfortable and ready for guests to enjoy a good night sleep. Bedroom 1 sleeps 2 guests with a queen bed, and Bedroom 2 sleeps 3 guests which includes 3 twin beds. There is also a washer and dryer for your convenience. The porch gives you a beautiful view and often times you will see many varieties of wild life. Wild turkeys, birds, deer, squirrels, and much more! The bathroom has a shower. The water pressure is great and we have hot water. There is zoned heating through out the house to allow you to feel comfortable with the temperature inside the home. No WiFi. No Pets.

Our family completed construction of our cabin in the mountains east of Heber in 2014. We spend weekends regularly there, but offer it to family, friends and others we know will take care if it on special occasions throughout the year. We ask for no pets, no smoking, and no parties/gatherings other than our guests. Cleanliness and respect to neighbors is important to us. Our cabin has two large great room areas, one upstairs with a gas fireplace and windows looking across the valley, and one downstairs with a flat screen for movies, chess table, and place for the kids to play. Huge couches in both comfortably seat 8. The large kitchen is well equipped for any of your cooking needs, and the dining table also seats 8. The cabin has beds for 7 -- one queen in each bedroom upstairs, and one double and one twin in the bedroom downstairs. There are two bathrooms, with a bathtub / shower upstairs, and a large shower downstairs. We built a walk-in closet adjacent one of the bedrooms for the purpose of sleeping a baby - as that is how we used it when our kids were young. We spend most of our time at the cabin outdoors. The wrap around deck on the front and side offer spectacular views of the surrounding mountains and valley below, an ideal setting for a family BBQ, watching the sunset, or spotting wildlife (we see deer on every visit, but also moose, elk, fox, etc). We have a 6 person hot tub in the backyard. Location is in a gated cabin community 7 miles east of Heber Main Street and 20 miles southeast of Park City. Our cabin is about 1 mile inside the gate, so 15 minutes from Heber, 30 min from Park City/Deer Valley, 40 min from Sundance, and one hour from either Utah County or Salt Lake County. Each time of year offers something wonderful: summers are for deer and moose watching, golfing and boating at nearby Deer Creek Reservoir or Jordanelle. Spring and fall offer great nearby hiking, fishing and 4 wheeling; and winters are filled with skiing, snowmobiling, snowshoeing, and sledding. Rentals of ATVs and snowmobiles can be delivered from Heber to access the national forest a few miles up the road and offer days of exploring in all directions. Parking of snowmobiles on the property is not feasible, and Timberlakes restricts snowmobiles inside of the gate community to owners only with strict adherence to passes issued. Access in the winter can be challenging, as the roads are gravel and steep, especially right in front of our lot, and including our driveway. 4x4 truck or SUV is needed from November to March. Chains may be needed in case of storm or melting snow that turns to ice. Also, Timberlakes only plows the roads at the conclusion of snowfall, so it is possible to get "stuck" at the cabin for a day while waiting out a storm! Update on electronic connectivity: - Internet: Wifi just installed (as we avoided it for many years to truly get away). Speed is 20MB. No streaming services setup. - Phone: Verizon and TMobile work well, but there are spotty areas (including Timberlakes gate is notoriously bad). Legal smoking is allowed outside in the alley way near the entry, but please be responsible and courteous. No loud music and please keep the TV to a reasonable level. No foosball, music, loud tv volume, or loud talking or shouting after 10 pm. No parties or visitors after 10 pm. We live upstairs and will be sleeping during this time. Rancho Sin Vacas is a beautiful, secluded, 12-acre property on the North Fork of the Duchesne River. Located at the base of the Ashley National Forest in Hanna, Utah. Hanna's population is about 100, luckily, my site is sandwhiched between Navajo Red Sandstone outcroppings. This no traffic light, one gas station town is 78 miles east of Salt Lake City. Has the charm of locals waving at on coming cars and a grocery store that sells milk and horseshoes by the pound. My Ranch house has an updated kitchen complete with a set of new appliances, dining room, a living room with a new leather queen bed sofa sleeper, a full bath, one large bedroom with a queen bed, and a bedroom cantilevered over the river with a queen bed (max occupancy of rented area is 6). The cantilevered room was originally built 40 years ago and is the only legal cantilevered structure over the Duchesne River. Windows are on all sides, with electric heat, not radiant. The front deck of the ranch house is 25 feet from the river and a large fire pit 15 feet from the river. A small campfire area and seating is on the river bank under the cantilevered bedroom...3 feet from the river. I own about 1/4 mile of river frontage, both sides...three to four fishing holes are present, where brown and rainbow trout reside. Guests can fish up and down the Duchesne River for miles, since the State of Utah Department of Resources purchased these rights in the 70's. So fish as long as you want and come back and hang out near the river... the mesmerizing sound of the river and the the bright stars at 6800 feet is spectacular way to unwind for the day. For over 20 years, Rancho Sin Vacas has served as a sandbox for raising my three daughters. It is time to share this gem. Come fish and play on my property on the Duchesne River. Since I am the very first legal Bed and Breakfast in Duchesne County, it is mandatory that I am present on site. Guests get the cantilevered bedroom exclusively, but not the entire ranch house. I have a studio upstairs, not over any of the rented area.
